Real estate sales \r\nseemed to \r\n            be a natural choice. With a few months I got my salesman \r\nlicense and so began a career that has brought many rewards, and not \r\njust \r\n            financial ones. I\u2019ve been able to help many young people buy\r\n their first homes, and I\u2019ve helped retirees realize their dreams of \r\nliving \r\n            here. I work with local people of limited means and some who\r\n are worth billions. They all, regardless of their financial position, \r\nloved \r\n            Maui and I loved being able to help them. In other \r\ninstances, their life required they sell their Maui property and while \r\nthat was the \r\n            cause of sadness for some, I was happy to be of assistance.\u003C\/p\u003E\u003Cp\u003EOver the past 26 years, I've worked with hundreds \r\nof clients and assisted in the sale and purchase of hundreds of millions in property.  I\u2019ve served in various \r\ncommittees \r\n            at the REALTOR\u00aes Association of Maui as well as being a \r\ndirector and, in 1995, President. I\u2019ve been REALTOR\u00ae of the year.  I\u2019ve been a vice-President \r\nand a Director of the Hawaii Association of REALTOR\u00aes and have served on\r\n the \r\n            board of directors of both the Maui Chamber of Commerce and \r\nthe Montessori Hale o Keiki.  I am currently vice-President of the Maui Aids Foundation.\u003C\/p\u003E\u003Cp\u003E\u003Ca href=\"http:\/\/www.jimwagner.com\/NewDetails\/meet.htm#Top\"\u003E:: return to top\u003C\/a\u003E\u003Cstrong\u003EPART II - YOU WANTED TO KNOW MORE\u003C\/strong\u003E\u003C\/p\u003E\u003Cp\u003EPersonally, I think this part is boring but everyone else\r\n does a general bio telling people the how and why of moving to Maui so I\r\n            guess I\u2019ll show you the same courtesy and do this. You can \r\nskip all the reading if you just read this part, Leon, my partner of 31 \r\nyears \r\n            and I moved here 26 years ago and have never regretted it \r\nfor a minute. There is no more wonderful place to live. Period.\u003C\/p\u003E\u003Cp\u003EI was born an only son to the nicest people you would \r\never want to meet, Bud and Peggy Wagner, in Philadelphia where I was \r\n(somewhat) \r\n            educated. During my formative years, I got to visit family \r\nwith homes in Cuba, Miami and the Florida Keys. Totally enthralled with \r\nsandy \r\n            beaches fringed with palm trees and running into water that \r\nwas almost body temperature left me with a lifetime longing to live on a\r\n            tropical island.\u003C\/p\u003E\u003Cp\u003EAfter what seemed like the coldest holiday season in \r\nanyone\u2019s memory, I flew with friends to Puerto Rico on a break from \r\nschool and \r\n            never went back. I thought I could take more college courses\r\n at the University there while I sailed and had a great time. I helped \r\nout on \r\n            a small sail boat belonging to friends and met up with James\r\n Hilton, the author of Lost Horizons who had an interest in a magazine \r\nthere \r\n            called the Caribbean Beachcomber. For the next few years, I \r\ntraveled the Caribbean selling advertising space which is how I met the \r\nupper \r\n            management of Young & Rubicam International. While \r\nsailing around the US Virgin Islands, the Director of International \r\nasked if I would \r\n            consider going to work in Amsterdam as there was an entry \r\nlevel account executive position there and he wanted one of \u201chis\u201d people\r\n in the \r\n            position \u2013 besides, the local manager was a sailor and could\r\n always use crew. Ah, adventure, yes. Despite the lack of palm trees, it\r\n            sounded like fun so I departed from San Juan within 10 days.\u003C\/p\u003E\u003Cp\u003EI loved Amsterdam. The city was terrific as were the \r\npeople. Provincial by the standards of other world capitals, it was \r\nwildly worldly \r\n            to a young man from Philadelphia. Luckily the work was \r\ninteresting as sailing in the North Sea was a chilling experience and \r\nnot much to \r\n            my liking. I worked on Proctor and Gamble accounts in the \r\nBenelux and after a few years, got transferred to London which by \r\nanyone\u2019s \r\n            admission is pretty sophisticated. This was during the late \r\n60s and early 70s and British style and music were hot throughout the \r\nworld. I \r\n            had a flat in London, a house in the Cotswolds and friends \r\nwho had places in Spain and Greece. I had a ball and work was fun. In \r\naddition \r\n            to P&G, I handled the Rank Xerox advertising for the \r\nworld outside of the US. Lots of travel which was fun as was my one \r\nother account, \r\n            Gulf Oil PR which meant I did PR placement and ads for Golf \r\nOil\u2019s Formula One Race Team. Getting a promotion to the Brussels office \r\nwas a \r\n            bit of a letdown after London but the reason I left Y&R \r\nwas because during my mother\u2019s open heart surgery, my father collapsed \r\nwith a \r\n            heart attack and they were both in intensive care. I thought\r\n my time would be better spend at home for a while than in Europe. \r\nSadly, my \r\n            dad never quite recovered and died soon after I returned.\u003C\/p\u003E\u003Cp\u003EMy experience in international advertising was not as \r\nuseful to me in the Philadelphia area as I had hoped. American firms in \r\nEuropean \r\n            nations were finally waking up to the realization they did \r\nnot need overpaid Americans doing jobs that could be better performed by\r\n local \r\n            people. The mid-70s saw many other ad execs from Europe \r\nreturning to the U.S. and looking for work. I thought the restaurant \r\nbusiness \r\n            would be fun and went to work managing a restaurant for \r\nfriends. Other friends from Europe were in Houston and asked if I would \r\nbe \r\n            interested in a partnership is a high end restaurant there. I\r\n sold my interest in a Wine Bar and moved to Houston with my partner, \r\nLeon.\u003C\/p\u003E\u003Cp\u003EOil was king in Houston at that time, d\u00e9j\u00e0 vu, huh? One \r\nhigh end restaurant used to do a lunch special at the same price as a \r\nbarrel of \r\n            oil, around $12 to 14 dollars! Our restaurant was a five \r\ndiamond award winner and one of top in the state. Sadly, costs were \r\ngoing up and \r\n            revenues down as the poor economy in Houston started picking\r\n off the wealthy who patronized us. The majority partner in the business\r\n was \r\n            in LA and went to Sonny\u2019s new restaurant, Bono. Shortly \r\nthereafter, we became the hottest new restaurant in Houston at that \r\ntime, Bono.\u003C\/p\u003E\u003Cp\u003EHouston was warmer than Philadelphia but not what I was \r\nlooking for. In addition, my allergies were so bad, I was living on \r\nprednisone \r\n            as that was the only thing that kept my breathing normal. \r\nNot having been sufficiently warned about the risks of oral steroids, I \r\nignored \r\n            hip pain that started months before my hip and I collapsed \r\nin agony. I was diagnosed with severe avascular necrosis which is a term\r\n used \r\n            when the blood stops flowing to bone and the bone dies. \r\nAffected most was my left hip though the right was in bad shape also. It\r\n was bad \r\n            enough that I was not a good candidate for hip replacement \r\nsurgery and the Houston doctors recommended fusion, a technique which \r\nwould not \r\n            allow me to ever sit normally again as I would only be able \r\nto bend my spine, not my hips. Another doctor recommended I try the \r\nOchsner \r\n            Clinic in New Orleans where they were doing experimental \r\nwork in the area of bone regeneration. End result is that I ended up in \r\n            electro-magnetic therapy. For the next 18 months, I put on \r\nblue spandex tights with large side pockets which held large copper \r\nplats and \r\n            for 12 hours a day these plantes sent electric current to \r\nthe bone in an attempt to generate growth. It worked!\u003C\/p\u003E\u003Cp\u003EAt the end of that period, a good friend had moved to \r\nBoston and was loving it. I mentioned that thought to my doctor who said\r\n I\u2019d be \r\n            foolish to think of it because I\u2019d be another year or so on \r\ncrutches and with my arthritis I\u2019d be better off somewhere warm. Hmm, \r\nthat \r\n            sounds like sand and palm trees and warm ocean water! I \r\nresearched most of the world to find a place that worked. Deciding \r\nagainst places \r\n            where I had already lived, I looked to the Pacific for a \r\nchange. Aloha sounded great.\u003C\/p\u003E\u003Cp\u003EI had never been to Hawaii but I knew some people in \r\nHonolulu that promised me employment so there was some security should I\r\n want to \r\n            do that. My doctor said he would not clear me to go back to \r\nany kind of work for another six months so I decided that I would go to \r\nMaui. \r\n            I was tired of big cities but I wanted a bit of life so Maui\r\n was a good balance between big city Honolulu and someplace like Hilo on\r\n the \r\n            Big Island. We arrived in Maui in August of 1987 during what\r\n the locals were calling a heat wave. I thought that was very cute \r\nconsidering \r\n            it had been over 100 degrees for 31 straight days in Houston\r\n and their hottest day during this heat wave was 94.\u003C\/p\u003E\u003Cp\u003EWe rented an oceanfront condo in Kihei for the first \r\nmonth while we looked around. Never having been to Hawaii, we were \r\nunsure of where \r\n            we wanted to live or what we were going to do but we knew \r\nafter a few hours that it was going to be here on Maui. It was beautiful\r\n and the \r\n            people were wonderful. I called my friends in Honolulu and \r\ntold them I\u2019d come over for lunch but not to live!\u003C\/p\u003E\u003Cp\u003EAs the first month was drawing to a close, we found a \r\ncottage in Maui Meadows. Though we have moved from one house to another,\r\n we\u2019ve \r\n            lived in Maui Meadows for the past 21 years.
