Wailea Projects Taking Shape
Keala at Wailea: luxury condominiums with tentative pricing from $700,000 to $2M
I’ve been actively involved in development for many years, and have been fortunate to have a hand in many successful residential and condominium projects in Makena, Wailea, and Kihei. Among them: Maluhia at Wailea, Kai Nani Wailea, One Palauea Bay, Keahou at Makena, Na Hale O Makena, and Black Sands Makena. I’m passionate about new projects, and the recent Wailea Community Town Meeting at the spectacular new AnDaz painted an exciting picture of new properties to come in Wailea.
Following are some of the properties to watch. At the end of this article are links with many more details, renderings, and photos of these and other developments that are on the radar in Wailea. If you’re interested in developing, please call me – the market cycle is prime for development right now.
The Old ‘Bluffs’ property adjacent to Wailea Gateway Shopping Center -- This property was once going to be 12 residential lots, and the concept has now changed to 72 condominiums. These units will be 2-and 3-bedrooms, and the working name is Keala at Wailea. The overwhelming theme of this project will be views. The condos will probably range from 1100 to 1500 square feet, on a courtyard-styled property. The Penthouse units will be in highest demand, and they’ll have garages. Many of these units will have breathtaking views. Insider discussion on says that these units will be released at below market value.
Shops at Wailea Addition -- There will be a new addition at the Shops at Wailea – a high end wine and cheese deli. With approximately 13,000 square feet, this will be a new direction for The Shops.
SF11 – Located below Wailea Golf Estates, this project will feature 16 large residential lots, 15 of them fronting the golf course. Views will be minimal. I expect pricing to be very attractive.
MF15 – This is going to be a very interesting condo property, as it breaks tradition with Wailea’s more conservative styling approach. Featuring 69 units of approximately 1500 square feet, renderings show a very contemporary approach. I believe Wailea may be ready for this dramatic styling departure, which is dominated by glass. Maui hasn’t seen this type of architecture, and I’m looking forward to seeing it break ground.
Marriott Courtyard – Thus far, Wailea has been limited to beach front hotels – and the nightly room rates reflect it. This property will be prominently located on Wailea Ike Road, near the Wailea Town Center. The new Marriott location just off the Kahului airport has found immediate success, and I am also betting my money on this product. I was involved in developing the Maui Coast Hotel in Kihei name back in the 90s, and it was and still is a winner – there is always a market for a discount hotel in a resort area.
MF7 -- Located kitty-corner to Palms I on Okelani Drive, adjacent to Kai Malu, this project features a prime location with views, views and more views.
Old Blue Golf Course – The clubhouse is moving back to its original location (currently Maneli’s Pizza, formerly Mateo’s). There are plans to expand the existing grounds to add shops and a new clubhouse.
