Real Property Tax rates in Hawaii
Maui County Property Tax Rates
Real Property Tax rates in Hawaii vary and are based on how the property is used. Each county sets its own rates so Maui County rates are different from the tax rates in Oahu, Kauai and the Big Island counties. The tax rate not only varies but so does the way the land is classified! Our discussion will be limited to land classification and rates in Maui County which includes the islands of Molokai, Lanai and Maui.
The tax rate is assessed every year in Maui County. Taxes are paid twice yearly with the fiscal year beginning on July 1 and ending on June 30 of the following year. The first installment of taxes runs from July 1 through December 31 and is due on August 20. The second installment period runs from January 1 through June 30 with taxes due on February 20. Currently the land classifications along with the tax rates are as follows:
CLASS: NET TAXABLE BLDG: NET:
Residential $5.75 $5.75
Apartment $6.40 $6.40
Commercial $7.05 $7.05
Industrial $7.03 $7.03
Agricultural $6.05 $6.05
Conservation $6.25 $6.25
Hotel and Resort $9.40 $9.40
Time Share $15.55 $15.55
Homeowner $2.87 $2.87
Commercialized Residential $4.60 $4.60
The tax rate is determined by the net taxable rate per $1000 of assessed value. For instance, the homeowner rate is $2.87/$1000 of assessed value minus a $200,000.00 exemption. This exemption applies to primary resident homeowner tax rates only. A property with an assessed value of $1,000,000.00 will be taxed at $1,000,000.00 minus $200,000.00 times .00287 or $2296.00 per year paid in twice yearly installments. Not a bad deal!
